Anyone who can clear the AED 2 million property valuation, effectively. It is the only UAE residence visa that decouples your right to live here from an employer, a business, and — crucially — from actually being here.
That last point is the one people underrate. Standard UAE residence visas are cancelled automatically if the holder spends more than six consecutive months outside the country. For an investor who splits the year between Dubai, London and somewhere else, that rule is a permanent administrative anxiety. The Golden Visa removes it.
The February 2026 change made this route dramatically more reachable: the requirement to have paid AED 1 million or 50% of the price was abolished, so mortgaged and off-plan properties now qualify. The two-year property investor visa used to require a property worth at least AED 750,000. In May 2026 Dubai removed that minimum for sole property owners.
This matters less than it sounds for most readers of this site, because anyone buying a villa is already well past AED 2 million and should be looking at the ten-year Golden Visa instead. It matters a great deal for buyers entering the market at apartment prices, who now have a legitimate residence route at a much lower entry point.

The Green Visa is the self-sponsored route for people whose income comes from work rather than assets. It runs five years and, unlike a standard employment visa, is not tied to a particular employer — so changing jobs does not restart your residence.

Government fees are modest — roughly AED 1,000 to 1,500 for the visa, AED 370 for the Emirates ID and about AED 320 for the medical. The catch is the same six-month absence rule that applies to every non-Golden residence visa.

The UAE's remote-work residence, introduced in 2021, is a one-year permit for people employed by or running a company outside the UAE. You may live here; you may not work for a UAE entity on it.
It is the cheapest and fastest way to establish UAE residence, and the least durable. Treat it as a trial year: it lets you open a bank account, get an Emirates ID, put children in school and see whether Dubai suits you before committing capital.
