Short answer: The average Palm Jumeirah villa price was AED 8,070 per square foot between January and early June 2026, on Property Monitor's analysis of Dubai Land Department data. That is 3.6 times the Dubai villa average of AED 2,241. At the average rate, a 5,000 sq ft frond villa implies about AED 40 million, although smaller, original-condition homes trade well below that and rebuilt beachfront mansions far above it. The top of the market reached AED 260 million for a 26,550 sq ft villa in September 2026, and asking rents for Palm villas averaged AED 1.74 million a year in the first half of 2026.
Key takeaways
The most reliable single number is the average transaction price per square foot, because Palm villas vary so much in size and condition that an average ticket price means very little. On Property Monitor data for 1 January to 6 June 2026, Palm Jumeirah villas sold at an average of AED 8,070 per sq ft.
Here is what that rate implies at the sizes you commonly find on the fronds.
| Built-up area | At AED 8,070 / sq ft | Typical profile |
|---|---|---|
| 4,000 sq ft | AED 32.3M | Smaller original frond villa |
| 5,000 sq ft | AED 40.4M | Four- to five-bedroom frond villa |
| 7,000 sq ft | AED 56.5M | Large or extended frond villa |
| 10,000 sq ft | AED 80.7M | Rebuilt or signature beachfront villa |
Indicative totals at the Palm Jumeirah villa average, Property Monitor / DLD, 1 Jan to 6 Jun 2026. Individual villas trade well above or below the average depending on condition, plot and position on the frond.
Treat the table as a starting point, not a valuation. A villa that has never been renovated, sits near the trunk end of a frond or faces the shaded side can trade at a substantial discount to the average. A fully rebuilt villa near the frond tip, with open sea views, can trade at one-and-a-half to two times it.

The Palm is a market of its own, and the comparison with the rest of the city shows how far apart it sits.
| Segment | Average AED / sq ft (2026) | Multiple of Dubai villa average |
|---|---|---|
| Palm Jumeirah villas | 8,070 | 3.6x |
| Palm Jumeirah apartments | 4,240 | 1.9x |
| Dubai Hills Estate villas | 2,896 | 1.3x |
| Dubai villa average | 2,241 | 1.0x |
| Dubai apartment average | 1,969 | 0.9x |
| Damac Hills villas | 1,908 | 0.9x |

Two things stand out. The Palm villa premium over Palm apartments is almost 2 to 1, far wider than the villa premium anywhere else in the city, because the frond villas have private beaches and the apartments do not. And the premium over the next most expensive established villa community, Dubai Hills Estate, is almost 3 to 1. We set out the full community range in Dubai villa prices 2026.
Palm Jumeirah's 16 fronds were originally delivered by Nakheel with a small number of standard villa types. Two decades on, many have been extended or completely rebuilt, but the original types still shape the market.
Because so many villas have been extended, the recorded built-up area and the real one can differ, and the plot itself is increasingly the thing being priced. For buyers, that means comparing plot size, beach frontage and orientation, not just bedrooms. If a new, tailored villa rather than a rebuild is the goal, a boutique developer can offer that from the start; we compare the two models in boutique vs mega developers in Dubai.

The Palm's records are set at the top end, and they have kept rising. Two recent transactions define the ceiling.
| Date | Villa | Size | Price | AED / sq ft |
|---|---|---|---|---|
| September 2026 | Six-bedroom villa, Ayumi | 26,550 sq ft | AED 260 million | 9,792 |
| 2025 | Signature Villa, frond | about 11,000 sq ft | AED 161 million | 14,679 |

The contrast between the two is instructive. The AED 260 million sale is the larger ticket, but at AED 9,792 per sq ft it is a lower rate than the 2025 Signature Villa, which at AED 14,679 per sq ft was the second-highest rate paid anywhere in Dubai that year. Very large homes nearly always trade at a lower rate per square foot; the premium is paid for land and frontage, not floor area.
Palm villas are among the most expensive rentals in the UAE. Bayut's H1 2026 rental report put average asking rents at:
| Villa size | Average asking rent (H1 2026) |
|---|---|
| 4 bedrooms | AED 1.381 million a year |
| 5 bedrooms | AED 1.613 million a year |
| 6 bedrooms | AED 2.331 million a year |
| All Palm villas | AED 1.738 million a year |
Asking rents, Bayut Dubai rental market report H1 2026 (published September 2026). Achieved rents can differ.
High rents do not mean high yields. A four-bedroom villa asking AED 1.38 million a year against a value of AED 30 million to AED 40 million is a gross yield of roughly 3.5% to 4.6%, before service charges, maintenance and vacancy. The best-yielding parts of Dubai are mid-market apartment districts at 8% to 9% gross. Palm villas are bought for capital preservation, lifestyle and scarcity, and priced accordingly.
Owners who do let their villas often choose short stays over annual leases, where the economics are very different; we run the numbers in holiday home licensing in Dubai.

Four forces explain why the fronds sit so far above the rest of the market.
The main risk is the flip side of the same coin: a thin market. With relatively few transactions each month, a single record sale can move the average, and in a downturn the gap between asking and achieved prices can open quickly. The wider market outlook, including Fitch's and Moody's views, is in our Dubai property market forecast for 2027.

At these prices the transaction costs are large in absolute terms. On a AED 40 million villa, the 4% DLD transfer fee alone is AED 1.6 million, and agency commission at 2% plus VAT adds AED 840,000. Mortgages above AED 5 million are capped at 65% of the price for expats, so most Palm purchases are in cash or with modest leverage. The fees are itemised in DLD fees in Dubai and you can test financing in our Dubai mortgage calculator.
For buyers who want the Palm's scale of home without the frond price, three alternatives come up most often:
Palm Jumeirah villas averaged AED 8,070 per square foot between January and early June 2026, on Property Monitor analysis of Dubai Land Department data. At that rate a 5,000 sq ft villa implies about AED 40 million, though individual villas trade well above or below the average.
A 26,550 sq ft six-bedroom villa at Ayumi sold for AED 260 million in September 2026. The highest rate per square foot in recent records is a 2025 Signature Villa sale at AED 161 million, or AED 14,679 per sq ft.
Average asking rents in the first half of 2026 were about AED 1.38 million a year for four bedrooms, AED 1.61 million for five and AED 2.33 million for six, with an all-villa average of AED 1.74 million, according to Bayut.
Typically a gross 3% to 5%. A four-bedroom villa asking AED 1.38 million a year against a value of AED 30 million to AED 40 million yields about 3.5% to 4.6% before costs, well below mid-market apartment districts at 8% to 9%.
Most frond villas have private beach frontage in a fixed supply that cannot be added to, close to Dubai Marina and Downtown, on one of the best-known residential addresses in the world, with sustained demand from internationally mobile high-net-worth buyers.
Yes. For a resident expat's first home above AED 5 million, the UAE Central Bank caps the loan at 65% of the price, so at least 35% must be paid in cash, plus transaction costs of around 6%.
