Short answer: A four-bedroom villa in Dubai typically measures 3,000 to 4,700 square feet of built-up area and costs AED 3.5 million to AED 13.5 million depending on community. Expect roughly AED 3.5M–5M in outer master communities such as The Valley or Damac Hills 2, AED 5M–8M in Tilal Al Ghaf or Arabian Ranches 3, and AED 8M–13.5M in Dubai Hills Estate or District 11 in Mohammed Bin Rashid City. Add about 6% in transaction fees and AED 8,000 to AED 32,000 a year in service charges.

Bedroom count is the search term. Square footage is the product. In Dubai the same nominal format spans a very wide range, and the difference is not in the bedrooms at all — it is in everything around them.
| Size band | Built-up area | What is included beyond 4 bedrooms | Typical price |
|---|---|---|---|
| Compact | 2,600 – 3,000 sq ft | Open-plan living/dining, small kitchen, one powder room, small garden. Often a townhouse rather than a detached villa. | AED 2.8M – 4M |
| Standard | 3,000 – 3,600 sq ft | Separate family room, maid's room, laundry, covered parking, private garden. | AED 4M – 6.5M |
| Large | 3,600 – 4,700 sq ft | Study, guest suite on ground floor, larger kitchen, driver's room, private pool on many plots. | AED 6.5M – 10M |
| Premium | 4,700 – 5,600 sq ft | Double-height entrance, roof terrace, dedicated staff quarters, larger plot with landscaping and pool. | AED 10M – 15M+ |
Indicative 2026 bands. Price depends on community as much as size — see the community table below.
Two structural points about Dubai villa sizing that catch first-time buyers out.
Working from Dubai Land Department transaction rates for the first half of 2026, here is what a four-bedroom villa costs across the main communities. The indicative price applies the community's average rate to a 3,800 sq ft villa, a realistic mid-point for the format.
| Community | AED / sq ft | 3,800 sq ft villa | Commute to Downtown |
|---|---|---|---|
| Damac Hills | 1,908 | AED 7.3M | 30 – 35 min |
| Tilal Al Ghaf | 2,034 | AED 7.7M | 30 – 35 min |
| The Springs | 2,306 | AED 8.8M | 25 – 30 min |
| Arabian Ranches 1 | 2,417 | AED 9.2M | 30 – 35 min |
| Jumeirah Golf Estates | 2,524 | AED 9.6M | 35 – 40 min |
| Dubai Hills Estate | 2,896 | AED 11.0M | 20 – 25 min |
| District 11, MBR City | 1,200 – 2,400 | AED 4.6M – 9.1M | 10 – 15 min |
| Palm Jumeirah | 8,070 | AED 30.7M | 25 – 30 min |
Community rates from Property Monitor / Dubai Land Department data, 1 Jan – 6 Jun 2026. District 11 range is our own, from projects we develop there. Commute times are typical off-peak.
The column that changes the decision is the last one. Dubai Hills at AED 11.0M and 20–25 minutes, against Damac Hills at AED 7.3M and 30–35 minutes, is a AED 3.7 million premium for roughly ten minutes each way — which across a ten-year hold is about 800 hours of your life. Whether that is worth it is a genuine question with no universal answer, and we work through it community by community in District 11 vs Dubai Hills vs Nad Al Sheba.

The purchase is a one-off. The running cost is every month for as long as you own it, and on a villa it is materially higher than on an apartment of the same value. Indicative annual figures for a 3,800 sq ft four-bedroom villa:
| Cost | Annual range | Notes |
|---|---|---|
| Service charge | AED 7,600 – 30,400 | AED 2 – 8 per sq ft; villas are far cheaper per sq ft than towers |
| DEWA — electricity and water | AED 14,000 – 30,000 | Slab tariff from AED 0.23/kWh, rising to AED 0.38 above 6,000 kWh; summer cooling dominates |
| Municipality housing fee | 5% of annual rental value | Billed monthly through DEWA, whether you rent or own-occupy |
| Maintenance reserve | 0.5% – 1% of value | Pool, landscaping, AC servicing; a villa has no building manager |
| Home insurance | AED 1,500 – 4,000 | Building and contents |
| Landscaping and pool service | AED 6,000 – 18,000 | Only if the plot has them |
Indicative 2026 figures. DEWA tariffs and the municipality housing fee are set by Dubai government; confirm current rates.
Villa service charges look expensive in absolute terms and are actually the bargain of the Dubai market on a per-square-foot basis — prime towers run AED 12 to AED 32 per sq ft against AED 2 to AED 8 for villas. What the UAE does and does not charge an owner is set out in the truth about property taxes in Dubai.
If you are relocating rather than investing, the villa is one line in a much larger monthly budget — school fees alone typically exceed the service charge several times over. Our Dubai expat living guide covers the wider transition.

Four-bedroom villa buyers in Dubai fall into four fairly distinct groups, and the right community is different for each.
One point that applies to all four: the four-bedroom format is the deepest, most liquid part of the Dubai villa market. That means good resale, comparable evidence for valuation and mortgage purposes, and real competition when you are the buyer. Five- and six-bedroom villas are thinner markets in both directions.

At the four-bedroom level the choice is genuinely balanced, and it turns on cash flow more than on price.
| Ready villa | Off-plan villa | |
|---|---|---|
| Cash needed up front | Full price + ~6% fees | 10% – 20% + fees |
| Time to occupancy | 30 – 60 days | 18 – 42 months |
| What you inspect | The actual house and plot | A floor plan and a specification schedule |
| Price | Market rate, competitive bidding | Often below comparable ready stock |
| Mortgage availability | Up to 75% LTV for residents | Typically 50% at handover; construction phase is self-funded |
| Main risk | Overpaying in a hot market | Delay, and opportunity cost while you wait |
See our full comparison for how each factor behaves in the current market.
The practical rule: if you need to live in it within a year, buy ready. If you are three years from needing it and the payment plan lets you hold your capital elsewhere in the meantime, off-plan usually wins on the arithmetic. Both cases are argued in off-plan versus ready property in Dubai, and the current off-plan villa landscape is in off-plan villas in Dubai.
Whichever route you take, the mechanics of the purchase itself — from reservation to title deed — are set out in how to buy a villa in Dubai, and the community-level price picture is in Dubai villa prices by community.
Between about AED 3.5 million and AED 13.5 million depending on community. Outer master communities such as The Valley or Damac Hills 2 start around AED 3.5M to AED 5M; Tilal Al Ghaf and Arabian Ranches 3 run AED 5M to AED 8M; Dubai Hills Estate and District 11 in MBR City run AED 8M to AED 13.5M.
Typically 3,000 to 4,700 square feet of built-up area, with compact townhouse versions from about 2,600 sq ft and premium detached villas above 4,700. Built-up area usually includes covered parking, terraces and the maid's room, so ask for the net internal area separately.
Among established communities, Damac Hills averages about AED 1,908 per square foot and Tilal Al Ghaf about AED 2,034. Outer communities such as Damac Hills 2, The Valley and Villanova sit lower again, with four-bedroom homes from roughly AED 3.5 million. The trade-off is a 35 to 45 minute commute to Downtown.
For a 3,800 sq ft villa, budget AED 7,600 to AED 30,400 a year in service charges, AED 14,000 to AED 30,000 in DEWA, a 5% municipality housing fee on rental value, and 0.5% to 1% of value as a maintenance reserve. Pool and landscaping service adds AED 6,000 to AED 18,000 where applicable.
The four-bedroom format is the deepest and most liquid part of the villa market, which supports both resale pricing and mortgage valuations. Villas overall averaged AED 2,241 per square foot in H1 2026 against roughly AED 1,730 to AED 1,800 for apartments, a gap driven by an apartment supply wave that does not apply to villas.
Yes, in designated freehold areas, which include every community named in this guide. There is no nationality restriction and no residency requirement to buy. A purchase of AED 2 million or more also qualifies the owner for a ten-year Golden Visa.
